Redline

HWC was engaged by F&K Construction to perform survey, engineering design, drainage analysis, and permitting for the construction of a 45,000 SF industrial building for Redline, an agricultural and construction equipment dealership group. The project was constructed on 39 acres and included climate-controlled space, an in-store Equipment Expo, a two-story parts warehouse, 12 service bays with two five-ton underhung cranes, a 50×50 standalone wash bay, and premium space to host customer and training events.

HWC provided the public infrastructure construction documents, which included entry and routing drives, truck docks, a parking lot expansion, landscaping, sidewalks, entrance tie-ins, a dry detention basin, sanitary septic system, and significant utility improvements. HWC also designed accessibility ramps, mechanical pads, offsite utilities and stormwater, and coordinated with ongoing County roadway improvements adjacent to the facility. HWC coordinated to obtain permits with Cass County Survey, the highway department, and utility companies to obtain permitting for the project.

Carroll County, IN

Shell Building

The Carroll County Redevelopment Commission developed a new speculative industrial building within the Hoosier Heartland Industrial Park in Delphi, Indiana to provide readily available space for new and expanding businesses. The approximately 49,500 SF precast facility is situated on a 10-acre site and features a 32’ clear height with the ability to expand to approximately 100,000 SF. The flexible building was designed to accommodate manufacturing, warehousing, distribution, and other industrial users.

HWC provided civil/site engineering services supporting development of the facility within the existing industrial park infrastructure, including site grading, drainage, utility coordination, and site access improvements. The approximately $5 million project was constructed by Steinberger Construction for the Carroll County Redevelopment Commission. Construction began in July 2024 and was completed in early 2025, providing Carroll County with a modern, move-in-ready facility to support continued economic development.

Carroll County, IN

The Andersons

The Andersons, Inc. developed a new approximately 51,000 SF distribution facility within the Hoosier Heartland Industrial Park in Delphi, Indiana. The facility was constructed to replace an existing nearby distribution operation while providing a modern, strategically located facility adjacent to The Andersons’ manufacturing operations. The distribution center supports the company’s cob and paper-based product lines serving laboratory, pet, and industrial markets.

HWC provided civil engineering services for the project in coordination with KJG Architecture. HWC’s site design services supported development of the industrial site, including site layout, grading and drainage, utility infrastructure, stormwater management, erosion control, and coordination with local agencies and project stakeholders. The project broke ground in April 2024 and was completed and operational in late 2024, expanding The Andersons’ presence in Carroll County and supporting continued development of the Hoosier Heartland Industrial Park.

Jeffersonville, IN

Project Gray 6

HWC provided site design for the development of the Project Gray 6 parcel, which is a 24-acre site within the River Ridge Commerce Center in Jeffersonville, Indiana. The site is bounded on the north by Lewman Way and on the east by Lewman Court. The buildings, pavement, and other improvements that existed on the site were demolished prior to our design efforts.

 The project design for this development included a 259,800 SF industrial building for Crescent Electric Supply Company, complete with recessed truck dock areas and an associated truck maneuvering area on the north side of the building and employee/visitor ADA-compliant parking on the south side of the building.

Construction documents included plans for existing conditions, site demolition, site improvements, grading, drainage, utilities, sanitary, storm sewer, erosion control/Stormwater Pollution Prevention, drainage report, and landscape plans. HWC also provided permitting.

The construction for this facility was completed in August 2022.
