HWC provided site design for this first-ever luxury mixed-use, multi-family apartment community in Lawrence, Indiana. Cityscape Residential developed The Otis at Fort Ben, a large, high-end apartment complex located in Lawrence Village at the Fort, along Otis Avenue just north of 56th Street, in Lawrence, Indiana.

Part of the Fort Benjamin Harrison redevelopment area, this community has three residential buildings and 261 luxury apartment units. The site, located in an urban area with many nearby businesses within walking distance, includes a new clubhouse, co-working spaces, conference room, saltwater pool, grilling stations, herbal wall, dog park and spa, and bicycle maintenance facility.

HWC coordinated closely with the Fort Benjamin Harrison Reuse Authority to complete our design to comply with all local requirements.

Prairie Meadows Apartment Homes Phase 2

HWC provided site design for five new multi-family apartment buildings during Phase 2 of the Prairie Meadows Apartment Homes development at the intersection of Windswept Road and US 40 in Greenfield, Indiana.

This second phase of the new development involved the installation of all associated infrastructure, including sanitary sewers, storm sewers, water mains, new roads, and grading for future development. All streets were designed with street lighting and sidewalks.

There was a total of 76 new apartment units in this phase, and all were designed in compliance with the Planned Unit Development (PUD) requirements.

Heritage at Springmill

HWC Engineering partnered with Pulte Group to provide services for the Heritage at Spring Mill project. The community, which includes 42 single-family lots, is located southwest of 116th Street and Spring Mill Road in Carmel, Indiana. The project included collaboration with the city of Carmel, as both the project design and the widening of Spring Mill Road were completed simultaneously.

HWC worked with Pulte Group to provide site engineering and survey services for the 18-unit residential townhome project in the Village of WestClay in Carmel, Indiana. 

Development components include:

    • Four townhome buildings
    • Alley and sidewalk design
    • Extensions of public infrastructure for storm and sanitary sewers and water mains
    • Landscape plans
    • Construction staking

The project provides low maintenance housing for the walkable community in west Carmel with nearby shops, businesses, and schools.

HWC was the engineering consultant for Prince Street Cottages throughout the entire project, starting with the feasibility of the site. HWC assembled a feasibility report for Milestone Ventures, Inc. by studying a site for a new senior living apartment building located in Princeton, Indiana.

The project consists of 38 apartment homes in a single building on approximately 1.7-acres. Previously, the site contained an abandoned church, and some single family homes.

HWC completed the necessary research and collected due diligence information, then summarized the results in a report.

HWC also created a site plan for the client to ensure that the proposed building, parking, and detention would fit on the site properly.

HWC prepared construction documents and designed the site in accordance with all local, state, and utility company requirements. HWC closely coordinated with the architect to value engineer the project, ensuring a functional design while maintaining the desired aesthetic.
